I’m at around level 2... though I think you do need some zoning rules.
And I’m in Canada where mortgage interest isn’t deductible anyway.
I would be at level 3 if you replaced ‘parks’ with ‘golf courses’.

One other key distinction... parks are generally open to the public for free.
Golf courses are not... sometimes not even if you’re willing to pay a fee.

Yeah, they did a fantastic job. Arguably even better than the Book-Cadillac (which, unfortunately, did remove a lot of the few surviving original features).
I’ve also been following the work being done on the Darul Aman Palace in Kabul, been fascinated by that building for 17 or so years now, and its amazing that they’re restoring it. And that it was even still possible to restore after everything it had been through. Supposed to be finished in a few months.

This is in a mostly business area of the city. Very little housing at all. So it should be the good kind.

It’s a breath of fre sh air to see a before and after involving improvements. Every Detroit before and after I saw was of structures thriving in the 50's that now sit in rubble (see Packard plant).

Tried to go to that roof top bar the other week, 3 hour wait. D owntown has gotten ridiculous.
Funny, 9 years ago I didn’t go downtown because there was nothing there, now there are too many people.
